Where our service differs from a lot of other sell your own home sites is that we actually visit your property and undertake all the ground work for you to become the agent of your own home. Alternatively if you simply want to put your property on the market yourself with out us undertaking an inspection we have a package that suits you.
Either way for a ONE OFF FEE your property is fully prepared for marketing.
Option 1. : Our full service is broken down into two parts.
Part 1 – Inspection
With our full service we will arrange to inspect your property. The purpose of the inspection is to prepare the following:
Marketing Material
From the inspection we will gather all the required material for marketing. The inspection will entail measuring the internal rooms and the taking of photographs throughout the property.
Energy Performance Certificate
Any existing house on sale after 30th June 2008 should have an EPC. The EPC should be available to you when purchasers when they make an enquiry about a house. It is the responsibility of the person who is selling the house to provide this certificate.
As part of our inspection process we will provide you with an EPC. The EPC will be displayed on your property brochure and you will receive a copy for your solicitor. The EPC will become yours until the property is sold. If you decide to appoint an agent at a later date you will already have your EPC prepared.
Part 2: Marketing and Support
Once we have collated all the marketing material from the inspection we will prepare the following:
- A web listing
- Marketing Brochure
- Energy Performance Certificate
- Draft Press Advert
- For sale sign
All of the above are essential for the successful marketing of your property.

Option 2: Preparing Your Own Property For Marketing.
If you feel confident of preparing your details yourself without us inspecting your property you can email us your details and we will do the rest. You should email us some photos of your property and a brief description.
Photos
Take a photo of the front and rear of the property along with a photo of each of the rooms.
Description
Provide us with a brief description of the property. This should include the following.
Full address including post code, approximate age, type ie detached bungalow, gardens, garage, number of reception rooms (ie lounge, living rooms, dining rooms etc), kitchen, utility, number of bedrooms, conservatories, bathrooms, en suites, wcs etc. A list of features such as double glazing, type of central heating and nearby local amenities should complete the picture.
Crucially at this stage you should have a reasonable idea of what your asking price should be and this should be included. If you are unsure please download our FREE GUIDE and this should help you pitch your price.
Once we have received your property details we will provide the following
- A web listing
- A brochure
- Draft Press Advert
- Support Centre
- Personalised For Sale Sign. This will be posted to you. You will need to pop down to your local DIY store and buy a 2" by 2" 8 foot wooden post and to set up the For Sale board outside your house or flat. This shouldn't cost more than £2- £3.
